Guarantees:
1. Insured Tenant Guarantee: Every tenant originally placed by Broker shall have renter’s insurance in place, and Broker will insure the tenant under Broker’s master insurance policy if necessary.
2. Good Tenant Guarantee: Broker shall not charge a Tenant Procurement Fee to place a new tenant if the prior tenant was placed by Broker and did not serve out the full term of their original lease agreement. This does not apply if the tenant terminates in accordance with state or federal laws allowing military service members called to active duty or transfer to terminate their lease, or if the tenant terminates in accordance with state or federal law allowing victims of domestic violence to terminate their lease.
3. Pet Damage Guarantee: Broker shall cover the cost of any damage that Broker determines was caused by approved pets up to a maximum of $1500.
4. Lost Rent Guarantee: In the event that a tenant that was originally placed by Broker must be evicted or abandons the property during the term of a lease agreement, Broker shall pay the rent that was owed up to a maximum of $2000.
5. Property Damage Guarantee: In the event that a tenant moves out of Property and Broker determines that damage was caused by the tenant outside of “”normal wear and tear,”” Broker shall cover the cost of repairs up to $2000.
Guarantee Conditions: The $2,000 for Property Damage and Lost Rent are a combined amount, not individual guarantee amounts. In order for Broker to cover the cost of property damage, lost rent, or pet damage, the management agreement cannot have been terminated, and Broker’s approved vendors must be used.
Promex reserves the right to charge a management fee in cases where existing tenants brought in by an existing company are inactive, in order to cover the administrative cost of evictions and lost rent. Lost rent guarantee does NOT apply to existing tenants brought in by another company.
